The buyer will
tell us what he wants in terms of size, location and composition
of the inventory he wants. That order will go through the firm,
they will place it with their traders on the floor and pull the
inventory directly from whatever is trading that day that meets
the criteria of the buyer.
That inventory will then be sent to the buyer for his review, it
is not shopped and no one has seen it but that specific buyer. If
he gets it on Monday, he can look at it until Tuesday to decide
if he wants to pass or play. This is a buying expedition, not a
shopping expedition, if the firm pulls that tape for the buyer,
and it is very close to what he ordered, he is expected to buy it.
If it has a lot of stuff on it that he didn't want, and it is not
close to what he ordered, he will be forgiven and they will pull
another one for him. If it is close to what he ordered and does
not take it, then he will be charged a $2500 admin fee for them
pulling what he wants then not closing. This is why the buyer will
be able to be pretty specific when he places his order.
The process moves pretty quickly depending on how specific his order
is. LTV's will be in the 37 to 57% area + 3 points in fees. If he
wants prime ocean front property in cali, then the LTV will be slightly
higher.
If a client wants 0-light rehab, SFH, in any major markets like
Cali, Tx, Fla, AZ, CO, NY, he will expect to pay in the mid to high
50's, low, mid 60's to include fees. The lower LTV's will be for
nationwide pools, light to med rehab.
The buyer will execute, LOI, POF, Master fee agreement to get registered.
Seller, security firm will proof them up to make sure they are liquid
and can pass homeland security and patriot act.
