Fact Sheet on $10 Million+ Trading Program

The highlight of this platform offers a return per year around 200%(1), with a non-depletion funds account back-stopped by institutional guarantees. The program allows additional incremental amounts of $10 Million after the initial threshold of $10 Million has been achieved. The program pays out monthly to the investor for a 13-month period.

Banking Institution(s): Most o our clients mainly work with us at UBS. Full disclosures necessary, as our law firm will have to meet with each client in person. In some cases in regards to FED trades, the contract(s) will limit the % ROI, based on project funding requirements and project management capacity etc. Some of the other banking institutions our traders work with are Deutsche Bank, HSBC and Credit Suisse.

Variables: There is available right now a short term program; 2 weeks for approval, potentially allowed to do it twice. ROI 20% - 100% in two weeks, thereafter, client may enter into the guaranteed 40 week program. Most Private Placement programs are not recorded. Private Placements are not registered anywhere, none of the traders are monitored, nor are the records of past performance. Most of them are completed off shore for this reason.

Contracts: Contract will only be issued; after 100% of the funds are proven up and initial clients due diligence has been satisfied. We require a letter of intent (LOI) on any qualified client prospect, before any introduction and/or meeting can take place at ourlaw firm. It will take about 2-3 weeks to get a contract between all parties. Larger contracts with the FEDS, will require about a 72 hrs compliance and due diligence period on the client. Most trade platforms are Fed regulated, as all specific details will be spelled out in the final contract.
Guarantees:(1)Principal and ROI are guaranteed by Banking Institution. Funds are blocked for duration of trade in a non-depletion account. Anything discussed along the final ROI ‘s are spelled out in final contract to investor.

What is being traded: Fixed income securities - MTN's, which is an investment that provides a return in the form of fixed periodic payments and eventual return of principal at maturity. The payments of a fixed-income security are known in advance.

Minimum value : USD 10 million

Waterfront land; Commercial Properties such as Class A Office Buildings, Shopping Malls, Apartment Buildings or Complexes, Medical Centers, Nursing Homes, Hotels and Motels including Chains, Resorts and Theme Parks.
We are also interested in Residential Developments [all phases], Condominium Complexes, Marinas and will consider Manufacturing, Technologies, Transportation and Shipping and Energy related projects.

Surety Instrument:

The purpose of the Surety Instrument is to ensure that the Seller proceeds to closing. Upon contract signature and placement of the Surety Instrument, the Trust shall commit to purchase and close on the transaction. The funds for these purchases originate from outside the United States and are taken from numerous investment vehicles used by the Trust’s Investors from around the world. As such they may not come all at once and may be accumulated by liquidating such assets that they have identified as at or near their maximum value, or perhaps assets that are simply under performing. Therefore the Trust and Euroasian are making a substantial commitment to the cost of assembling the funds and must be assured that the closing will take place as agreed. Requiring a Surety Instrument is the best way to accomplish this. The minimum amount of the Surety Instrument is USD$3 million or 10% of the purchase price whichever is the greater. We may require a higher percentage Surety Sum where a Seller wants a quick sale.
The Surety Instrument can be Cash in Escrow, a Certificate of Deposit, a Letter of Credit or a Bank endorsed Promissory Note. The Surety Instrument is to be placed, held, and blocked from any use by either party in a dual signature escrow account or Attorney’s Sub Escrow Account. The bank in which the Surety Instrument is held should preferably be the Seller’s local bank. The equity in the property may be used by the Seller to secure the Surety Instrument as long as all liens on the property are removed at closing. The bond will be released back to the Seller at the closing. This is the procedure used by the Trust Fund for purchases worldwide, and while it is different from a typical acquisition in the U.S., it has worked successfully for them virtually everywhere.

Non-Refundable Deposit:

Once the Surety Instrument has been placed, the Trust will set up a purchase account referencing the purchase contract in a U.S. bank selected to receive the Investor’s funds which will be accumulated in order to close on the property within the specified time period. Within 30 days of the placement and verification of the Surety Instrument, the Seller will receive a non-refundable deposit in the amount of 10% of the Surety Instrument or US$500,000 whichever is less. This Ernest Money Deposit is to be held in escrow and will apply to the purchase price. This deposit is non-refundable to the Buyer except in the case of non-performance on the part of the Seller.

We have an incredible investment oppurtunity that we are looking for a buyer to invest in. We have taken care of the $100K earnest money deposit. No comes the real investment opportunity. The attached feasibility study goes into detail about the property, the local laws (like no zoning laws. All you need to do to build anything is get a permit and build), and what trends are going on in the area (net migration, employment, highways, etc) and why.This property’s market value is $26 Mill, conservatively. We are selling the property for $16,900,000 (65% of the MV or 35% discount). $16.9 Mill will buy us out, but we will consider making less on the purchase price in exchange for some equity position in the project development.

We have The Project Manager who has lived in the area and has 2 years of experience on this specific piece of land. He would be willing to work the project and make this a passive investment if you prefer. The total build out will be worth over $175 Mill, again, conservatively. All figures used were conservative, fair, and worst case scenario. We are looking to be bought out completely, but will entertain all offers. If it makes business sense, let’s do it.

If you bring someone to the table who performs, referral fees are to be determined depending on how the deal is negotiated, but should be around $250K to $500K on the complete buyout and/or equity position if we stay on as silent partners or agree to a seller carry back. Once we negotiate the deal, we can work out a referral fee agreement for you to make sure you are more than taken care of before we proceed any further.
