basis.
Program overview:
We have developed a unique investment program in which both hrei,
and the JV partner has the ability to benefit financially. It consists
of seeking out qualified real estate investments, acquisition, asset
management/development, and disposition services, all in one complete
program.
Investment lead/sourcing generation:
Hrei will maintain and utilize an extensive network for sourcing
of new investments which includes development partners, institutional,
private owners, reits, investment bankers, birddogs, and an array
of other sources. Once our company receives information on an investment,
we will conduct a detailed financial analysis, and marketing plan
using our team of consultants, and a host of proprietary software
programs, to develop and implement a complete investment plan for
each property purchase.
Investment formula and strategy:
Hrei has developed a purchase and acquisition formula that uses
a unique out of the box solution in which each party
has the ability to utilize the equity within the discounted property
on each purchase.
Using our general purchase criteria and formula which consist of
purchasing investment property up to 75% of the appraised value.
The JV partner will then fund the acquisition purchase of the property
at 85% of the appraised value, in which we will cash out and split
the equity difference from the purchase price to the (85%) funded
amount, in which we will split 50/50 after all closing cost have
been reimbursed to the JV partner leaving them with cash at closing
along with (15%) equity in the investment, until disposition.
Once the acquisition is completed hrei will then commence with the
investment plan & asset management. The only needed work that
is required of the investor is to secure the funding for the purchase
of the property and hrei will take care of the rest.
Transaction step/structure
Hrei will seek out and locate potential properties through our lead
generation network.
We will then do a detailed market, feasibility, summary, and financial
analysis, on each property to determine a viable investment plan.
Once we have completed the investment plan, and determined a target
purchase price, hrei will then commence on negotiations with the
seller for the purchase of the property, once the negotiations are
completed and the seller accepts our offer, we will then proceed
with a signed purchase sale agreement from the seller
for the purchase of the property.
Once we have received the signed purchase sale agreement
from the seller. Hrei will then submit the completed investment
package, plan, and contract to the JV partner for review and commitment
to purchase the investment property.
Once the commitment is issued the JV partner will then proceed with
the purchase acquisition of the investment, in which they will fund
the purchase of the property at (85%) of the appraised value then
we will split the difference form the purchase price to the (85%)
funded amount (after all closing cost have been reimbursed to the
JV partner), (the JV partner can also take an equity stake on their
split instead of a cash out at closing).
Once the closing is completed hrei will then commence with the investment
plan, and asset management.
