Project Funding Programs:

1. Introduce project to a collateral based private investment group, whereas collateral would have to be provided to secure 100% financing. Funding would be disbursed in stages based upon a funding disbursement schedule provided by the lender, this is based on the type of collateral and amount thereof. Requirements: Proof of Collateral, 3-5 pg summary, funding amount $1 M to no max.

2. Funder will arrange a credit line in the borrowers name upon receipt of the collateral. Funder's collateral preference are: MTNs, T-BILLs, CDs, ( marketable securities) Funder will lend up to 90% of the Market Value and not future value. Funding can take place quickly upon receipt and verification of collateral, credit line account would be open in the borrowers name.

3. Funder provides collateral and funding based on the projects merit, Terms: 20 yr Interest Only, 1.85% Int Rt, Balloon on principal at the end of the term. 1% Fee paid out of closing. Funder covers majority of the cost of collateral.

4. Private Placement Investor Funding, consultant group has establish network of International Investors whom will provide funding based on the projects merit, cash flow project would be funded in stages, Terms 7-10yrs 5.5 int rt 10-20% equity participation.

5. Private Placement Trading Program: Funds can be raised for project funding via buy/sell trading platform from a International trust fund. Programs start at $450K which leverages to $10 M, enter trades at $10M with payouts of 80% per week, $10 M can be leveraged to $100 M and enter buy/sell at 300% per week. Weekly Payouts, $10 M & higher stays in clients account in a block account at a Top World Bank during trading. Trading cycle are 40 weeks.

Our financing fee is "success based"). You have to accept the terms and conditions of the financing we arrange for you before we are entitled to any fees. Our fee is then paid to us by the lender or you when the funds are dispersed. It is an additional cost of the financing that you will pay. For projects above $50 million, we can arrange 100% financing for a 30-year term at LIBOR +2. There can be a grace period of up to ten years. The source requires collateral equal to 10% of the loan amount and it must be in cash or a cash equivalent. Real Estate is not accepted as collateral. This source has no upfront fees of any kind and even their due diligence costs can be paid for out of the proceeds. Credit Enhancement Programs
Because of the tight credit in today’s Real Estate Lending market our investor has implemented a Credit Enhancement Program with several Insurance and Reinsurance Companies to guaranty BCI or its assigns the repayment of principle and interest on these Loans. This will in most cases make the transaction Investment Grade Paper, and non-recourse. The cost of this service varies on each transaction, but typically ranges from 3% to 5% at the time of closing and the same fee annually. These Insurance Bonds must be kept in place for the entire term of the Loan.

VARIBABLE AND FIXED RATE DEMAND BOND PROGRAM
This is our newest program and is the most competitive rate program in the industry today. This Commercial Paper is traded over 30 day LIBOR and a small spread (typically 25 basis points) is added to the 30 day LIBOR. In addition a 1% (100 basis points) Letter of Credit is arranged through our relationship bank(s) and is incorporated into the rate. The total rate today would be in the low to mid 3% range. The Loan product can be used for acquisition, refinance and construction/permanent Loans. All of the transactions are full recourse, but offer the best rate in the industry with no prepayment penalty ever. Typically the terms are 5 years with 20 or 25 year amortization schedules. A standard 1% Loan fee is charged at closing and a standard Good Faith Deposit is collected upon the execution of the formal Term Sheet. Variable Rate Bond Financing Program Term: 3-5 years with two automatic renewals Amort: 20/25 years LTV 70-80%.

f.) The Annual Leasing Fee: Seven (7 %) Percent of Face value of LC or BG. Payable within thirty to sixty (30 to 60) days after receipt of the LC or BG.

International Private Investor Project Funding

International Private Investors operating out of Canada with capabilities to fund a large number of projects. The response time if very quick and an LOI is sent out within days if the borrowers qualify. We are direct to the Investment Group exclusive representative.

This group when dealing with project funding will fund anywhere in the world. The minimum amount is 3 Million USD and there is no real maximum. They will do 100% financing, startups, and any other types of financing without financials on the borrowers. Investors are very flexible and do not charge a fee nor take a percentage and add it to the loan.

Funding Criteria
1. In order to get approval the borrower needs to supply a BC, LC, SBLC or any other "Cash" instrument as collateral. This must be done on their own BEFORE approval. No "chicken and egg" scenarios where the lender must deliver funds to a collateral provider in order to get the collateral. If the client has the ability to supply the collateral they will fund their entire project. If the project does not currently have the means to supply collateral you may need to take on a partner that can.

2. Investor will take 10% of any company, assets, rights or anything else of value that is achieved by using their funds. That is all. This is a capital infusion, not a loan. The client will never have to pay back the money. The project will be instantly profitable upon completion as there is no debt service.

Benefits To Collateral Provider(s)
The Investment Group will make good partners with collateral providers with Real and Current collateral that don't want their own funds in the hands of the client being spent. Investor will provide all the funding for the project and at the end of term the collateral is sent back to the issuer. The issuer will have to charge the client and that will usually come right out of the funds that is sent. Also, Investor will cover the interest incurred by the provider while the collateral is in the project.

Procedures:
· Confirm ability to supply the necessary collateral before sending any information.
· Supply a 3 to 5 page summary on the project.
· Full Client details. Once a submission is made we will NOT work through a broker chain. We will work with the Lead Consultant/Broker and the Client.

Funding Procedures:
Funding will be disbursed based on a per month drawdown schedule. Amount is determined by funding request and amount of collateral securing the funding the higher the collateral amount, the higher the monthly disbursements. There is no payback or debt to service!

We are not permitted to submit any incomplete packages. Please do not send any funding request that do not meet the above requirements. They will be thrown out immediately.

The Investment Group is also in the market to purchase commercial properties around the globe, including resorts/hotels, mineral mines, multi unit buildings etc.

The source requires collateral equal to 10% of the loan amount and it must be in cash or a cash equivalent. Real Estate is not accepted as collateral. This source has no upfront fees of any kind and even their due diligence costs can be paid for out of the proceeds. They obviously are looking for substantial clients and deals, but they are real.

Another program that is in the WAY COOL category (for deals from $10 million on up), requires the establishment of an escrow account of $1.5% of the requested amount if under $25 million; 0.5% if the requested amount is above $25 million.
